House values rise 14.5% in January YoY to €1,774 m2

The median bank appraisal value for housing was €1,774 per square metre (m2) in January, up 14.4% year-on-year and €27 higher than in December, INE announced today

This figure represents an all-time high in the statistical series and also shows an acceleration in the rate of growth of the median value of bank appraisals carried out as part of credit applications for house purchase, which in December was 13.7% year-on-year.

With regard to bank appraisals by region, compared to January 2024, the most intense variation was in the Setúbal Peninsula (14.6%), with no decrease.

Compared to the previous month, the Centre, the Setúbal Peninsula and the Alentejo showed the most significant increases (1.8%), with only one decrease in the Autonomous Region of the Azores (-1.4%).

As for the type of house, the statistics office indicates that the median bank valuation of apartments in the first month of the year was €1,993/m2 – 15.5% higher than in January 2024.

“The highest values were seen in Greater Lisbon (€2,641/m2) and the Algarve (€2,293/m2),” INE adds.

As for houses, the median bank valuation was €1,326/m2 in January 2025, up 8.5% on the same month last year. Once again, the highest values were in Greater Lisbon (€2,445/m2) and the Algarve (€2,376/m2).

Around 35,300 bank valuations were carried out in January, which represents a decrease of 5.1% compared to the previous month and an increase of 22.1% year-on-year, Lusa’s report concludes.
