Vilamoura: first phase of Arcaya development kicks off in 2026

The ambitious residential development will include 76 homes and an exclusive clubhouse.

Bondstone, a private equity firm specialising in developing and managing real estate assets in Portugal, announcedthe start of the first construction phase of Arcaya, a distinctive residential project located in Vilamoura. This announcement follows the signing of two Memoranda of Understanding with Casais – Engenharia e Construção and Carmo Wood.

Set in a prime Algarve location, nestled within a 68-hectare forest, Arcaya is a real estate project that emphasises sustainability and exclusivity, prioritising sustainable construction and practices in Portugal,” say the developers.

This first construction phase involves building 76 homes – 44 single-family homes (Terracotta, Timber, and Sand Villas) and 32 semi-detached homes (Sunset Villas) – along with a 3,500-square-metre (m2) clubhouse, covering a total gross construction area of approximately 22,400 m2.

According to Bondstone, they are “progressing with a project that blends the elegance of a destination in harmony with nature and the technical precision that defines Arcaya’s construction”. A project developed in collaboration with Casais and Carmo Wood, “two strategic partners with extensive experience in delivering high-quality residential and tourism projects in the Algarve, specialising in industrialisation and off-site modular construction”.

“Arcaya’s construction solutions are designed to ensure maximum efficiency, sustainability, and quality, utilising industrialised and modular methods that reduce construction time and environmental impact. Both Casais, with its proven ability to deliver landmark projects, and Carmo Wood, a national leader in sustainable wood structures and modular construction, apply technology and off-site manufacturing processes, ensuring superior precision and sustainability”.

“The signing of these MoUs marks a significant milestone in the implementation of the first phase of Arcaya, enabling us to proceed with confidence and stability in delivering this emblematic project. The experience and dedication to innovation and sustainability of Casais and Carmo Wood ensure the delivery of an excellent product, aligned with the expectations of our clients and investors,” states Frederico Pedro Nunes, COO of Bondstone.

Construction is set to commence in 2026, with the first deliveries expected in early 2027, aiming to consolidateArcaya as a new leading residential destination in the Algarve.

It is worth noting that Maria da Graça Carvalho, Minister of the Environment, considered Arcaya an “example” of sustainable construction for the Algarve during a visit last January.
