Portuguese housing market survey records six months of positive new buyer enquiries
The newly published May 2025 Portuguese Housing Market Survey from RICS and Confidencial Imobiliário (Ci) has observed steady buyer demand and an upward price trajectory for Portuguese real estate. It is the sixth consecutive month that RICS/Ci has recorded a positive net balance for new buyer enquiries.
Market conditions are underpinning strong price growth, with the May 2025 price indicator sitting at +30% (up from +28% in April). Looking forward, the “upward trend is expected to persist over both the three-month and 12-month horizons,” according to the report.
Alda Filipe, Regional Director and Partner at Kronos Homes, says: “The significant supply and demand imbalance in many areas of Portugal means that there remains an unmet need for new homes, particularly for luxury homes in key locations, such as the Algarve. With such strong price momentum, Portuguese real estate is attracting keen interest from both domestic and international investors, who are seeking the right balance of security, stability and capital appreciation.”
The imbalance of supply and demand is resulting in new homes coming to the market being snapped up fast, as the Algarve’s prestigious Vale do Lobo resort is demonstrating. There, the launch of a limited collection of branded residences – the first to be built by the resort in two decades – has seen buyers rush to purchase the elegant new properties, which are now under construction.
The Residences Vale do Lobo is approaching 50% sold, just weeks after it was officially launched to the market last month.
A sophisticated mix of townhouses, apartments and linked villas set alongside Vale do Lobo’s famous Royal Golf Course, The Residences Vale do Lobo occupies a premium location within the resort. The properties blend an attractive real estate investment opportunity with Vale do Lobo’s unparalleled lifestyle offering, meaning primary and secondary home buyers, as well as investors, have moved fast in order to secure their desired properties.
Alda Filipe continues: “Even accounting for the current strong market conditions, we are delighted with how fast The Residences Vale do Lobo are selling. Their prime location, lifestyle offering and solid investment prospects have struck a chord with discerning buyers around the globe.”
The beautifully designed new homes will feature a range of communal and private swimming pools, terraces and landscaped gardens. Their location means buyers will have easy access to an outstanding range of facilities at Vale do Lobo, including its Tennis Academy and Parque do Golfe, which is home to the indulgent and immersive Royal Spa, as well as Vale do Lobo’s two championship 18-hole golf courses.
The resort also provides extensive wellness, sporting and dining facilities, many of which have been newly opened or enhanced in the past two years, since Kronos Homes took over the ownership and management of Vale do Lobo.
