A partnership between Carvoeiro Branco, Lda. and Teixeira Pinto e Soares, S.A. (TPS) is moving forward with a residential real estate project at the historic São José Sardine Factory on the Arade riverfront in Portimão.
The joint venture aims to rehabilitate the former sardine canning factory, situated about 300 metres from Portimão’s historic centre. The site covers 8,000 square metres, with an existing 5,900-square-metre building. The plan envisions a contemporary residential community of approximately 100 apartments of various types, while preserving and enhancing elements of the building’s original architectural identity.
“This partnership with Teixeira Pinto e Soares (TPS) represents far more than a project – it is the realization of a relationship built over time, with respect and shared ambition. Together, we are bringing to Portimão a development that truly honors the history of this place,” said Erik de Vlieger of Carvoeiro Branco.
The developer said the investment marks the company’s return to Portimão, following projects such as Mabor and Feitoria, and comes after discussions with the city council and Urban Planning department. The initiative also highlights the potential for further development along Portimão’s riverside.
“Portimão’s waterfront is emerging as one of the Algarve’s most dynamic and valuable areas, with Fábrica de São José positioned at its heart,” says the developer.
The project was first announced in October 2023. Carvoeiro Branco operates multiple residential developments in the Algarve, while TPS, based in northern Portugal, has extensive experience in large-scale construction and engineering projects.
